Salary Range: $76,000 - $76,000
The salary of the finalist selected for this role will be set based on a variety of factors, including but not limited to departmental budgets, qualifications, experience, education, licenses, specialty, and training. The above hiring range represents the University's good faith and reasonable estimate of the range of possible compensation at the time of posting.
Position Summary
The Superintendent is expected to monitor any issues that affect asset value and tenant satisfaction in any assigned portfolio property. The incumbent anticipates the needs of the tenants, working with the Porters and Handypersons on site to ensure the delivery of services at a level that will meet tenants' utmost satisfaction.
Responsibilities
The Superintendent is tasked with maintaining all operational equipment on the premises. This includes routine inspections of facilities and machinery to assess service needs and perform necessary maintenance.
Responsibilities include repairing and maintaining equipment, common areas, and offices as needed, as well as the roof, fire exits, and other areas critical to efficient property management
Proficiency with office suite software and industry-specific technology is crucial for managing building maintenance and client services
Responsibilities for keeping records of tenant inquiries and other aspects of Commercial operations, which may be used to generate reports as directed by management
Duties encompass thorough cleaning of buildings, heavy lifting, moving appliances, and snow removal
Oversee outstanding work orders, on-site projects, and other tasks to ensure timely completion. Additionally, they will ensure all legal requirements are met and proper documentation is maintained
Regular communication with building staff is essential to understand their skills and training needs and to keep management updated on their status
Ensuring adherence to all policies and procedures, including safety guidelines and regulations, is a key responsibility.
Providing exceptional customer service to prospects and tenants is a standard at Columbia. The Superintendent will ensure all tenant requests are addressed promptly and professionally
Unexpected maintenance needs will be managed efficiently, with timely and professional communication with tenants.
Foster positive relationships with Columbia Commercial tenants, staff, and vendors.
The Building Superintendent must be available at all times for emergency and on-call duties.
Minimum Qualifications
High School Diploma or equivalent required, plus a minimum of 3 years related experience, which should include experience as a Handyperson and/or Porter.
Computer proficiency is necessary.
Ability to attain required certificates or licenses, including Standpipe Certificate and Sprinkler Certificate, No. 6 Boiler License, and No. 6 Fuel Oil Certificate of Fitness
Essential duties of the job include heavy lifting and a possibility of outdoor work in any type of weather.
Must be well-versed in the proper operation and maintenance of absorption air conditioning, chiller units, and their auxiliaries.
The candidate should also have a working knowledge of oil-fired low-pressure boilers and their auxiliaries; fire safety systems; and be able to ensure that they are in good working order at all times.
Preferred Qualifications
Supervisory experience is preferred.
